Independent snagging inspections for refurbished commercial properties to identify defects, workmanship issues and incomplete items before handover

What is a Snagging Inspection? 

A snagging inspection is a detailed assessment of a newly refurbished commercial property to identify defects, incomplete work, poor-quality finishes and visible matters that may warrant further review in relation to Building Regulations or other statutory requirements before handover of the completed work. 

 

Red Square conduct these inspections on behalf of commercial clients to assess whether the works appear, on visual inspection, to have been completed generally in accordance with the available drawings, specifications and expected standards of workmanship. Identifying issues early will prevent costly repairs at a later date and will protect your investment.

Key Aspects of a Snagging Inspection (but not limited to):

External Inspections:

  • Inspection of external walls, cavity ties, insulation, render, roof, rainwater goods, external lighting, outbuildings, groundworks and external finishes for defects such as cracks, staining, or poor workmanship.

  • Inspection of boundaries, fencing, landscaping, paths, playgrounds for defects or poor installation.

 

Internal Inspection:

  • Roof structure, loft space, partition walls, ceilings, floor structure, plastering and decorations, internal finishes.

  • Skirting boards, architraves and joinery assessed for levelling, gaps, poor fitting, or damage.

  • Tiling and grout inspected for misalignment, chips, or inconsistent finishes.

 

Fixtures, Fittings & Finishes:

  • Kitchen and toilet facilities are checked for damage, misalignment and poor installation.

  • Doors and windows inspected for alignment, quality of installation, tested for smooth operation, proper sealing, and locking mechanisms.

  • Carpets and flooring finishes inspected for defects such as bubbles, loose edges or damage.

 

Functional Testing:

  • Taps, toilets, and showers checked for leaks, correct water pressure, and drainage.

  • Ventilation facilities are checked for basic operation only; this does not constitute ventilation testing or certification.

  • Electrical fittings are checked for basic operation only; this does not constitute electrical testing or certification.

 

Insulation:

  • Loft and cavity wall insulation checked for correct installation.

 

Final Report:

  • A detailed snagging list is compiled with photographic evidence and descriptions of defects.

  • Where requested, we can assist clients in presenting the snagging schedule to developers or contractors for rectification.
