Snagging Inspections

Independent snagging inspections to identify defects, workmanship issues and incomplete items for Heritage buildings

What is a Snagging Inspection?

Our RICS Chartered Building Surveyors provide Heritage Snagging Inspections for listed buildings, historic properties and heritage refurbishment projects.

A Heritage Snagging Inspection is a detailed assessment of recently completed conservation, refurbishment, repair or alteration works, identifying defects, incomplete works, poor workmanship and matters that may warrant further review in relation to Listed Building Consent, planning approvals, Building Regulations or conservation requirements.

These inspections help owners, trustees, local authorities, educational establishments, heritage organisations and project stakeholders ensure that completed works meet the expected standards of workmanship, specification and conservation best practice before final project sign-off or contractor completion.

Identifying defects and quality concerns at an early stage can help protect historic fabric, reduce future maintenance liabilities and ensure the long-term preservation of the heritage asset.

Final Report

A detailed snagging schedule is prepared identifying defects, incomplete works and quality concerns.

Reports include:

  • Photographic evidence

  • Detailed defect descriptions

  • Location references

  • Prioritised recommendations

  • Practical advice regarding remedial works

Where required, we can assist clients in presenting the snagging schedule to contractors, consultants or project teams for rectification.

The Value of a Professional Heritage Snagging Inspection

Historic buildings require specialist knowledge and a greater understanding of traditional construction techniques than modern buildings.

A Heritage Snagging Inspection can:

  • Identify defects before final completion

  • Ensure conservation works meet expected standards

  • Highlight inappropriate materials or workmanship

  • Assist with contract completion and project sign-off

  • Protect historic building fabric

  • Reduce future maintenance liabilities

  • Provide independent professional advice

Early identification of issues helps avoid costly future repairs and protects the long-term value and significance of the heritage asset.

Our Approach

As independent Chartered Building Surveyors, our focus is on assessing quality, workmanship and compliance with conservation principles rather than the sale of remedial works.

We provide:

  • Independent inspections

  • Detailed photographic reporting

  • Conservation-led observations

  • Practical and proportionate recommendations

  • Clear and structured snagging schedules

Where appropriate, drone technology may be utilised to safely inspect roofs, chimneys and other inaccessible areas whilst minimising disturbance to the building.
